HERE ARE THE PROVINCES AND DISTRICTS WHERE PRICES OF HOUSING FOR SALE INCREASED THE MOST IN 2021
The ”Turkey Housing Market Outlook For Sale” January 2022 report has been published. According to the report, the pace of increase in sales prices and the pace of increase in real house prices continued in December 2021, while the supply and demand for housing for sale fell.
The annual rate of increase in current prices of housing for sale has risen in three major provinces. The increase in house prices continues to gain momentum. The annual increase in the current price of housing for sale was noted as 105.6 percent in Istanbul, 82.1 percent in Ankara and 76.6 percent in Izmir. The average prices of residential units for sale increased to 9.642 TL in Istanbul, 4.400 TL in Ankara and 7.567 TL in Izmir. Turkish real estate sales prices also increased in all metropolitan cities in December 2021, compared to the same month last year.
The province where the highest annual increase in the prices of square meters of housing for sale was observed was Mersin with 120.7 percent.

A RECORD HAS BEEN BROKEN IN REAL GROWTH
The rate of increase in real (inflation-adjusted) commercial warehouse, land, home, house, villa, apartment, condo, flat sale prices in Turkey have increased to 40.4 percent in December 2021, reaching its highest level in the period examined in the report. The annual rate of increase in the current prices of real estate for sale (advertised price), calculated throughout the country, was 91 percent, an increase of 32 percentage points compared to last month. Thus, the average advertised m2 price of housing for sale in Turkey, which was 3.521 TL in the same period last year, reached 6.726 TL.
– Maltepe came first with 146.5 percent of the districts in Istanbul, the price of which increased the most annually on a district basis. Kadıköy came to Istanbul with 144.4 percent and Üsküdar with 143 percent.
– The districts where housing prices increased the most in Ankara were followed by Etimesgut with 107.1 percent, Beypazarı with 100.4 percent and Çankaya with 98.8 percent. In Izmir, the districts with the highest annual price increase were Seferihisar with 121.7 percent, Cesme with 115.6 percent and Foca with 111.4 percent.

HERE ARE THE PROVINCES WHERE PRICES HAVE RISEN THE MOST
Turkey real estate sales prices also increased in all metropolitan cities in December compared to the same month last year. The province where the highest annual increase in the prices of square meters of housing for sale was observed was Mersin with 120.7 percent. Mersin was followed by Diyarbakır with 110.1 percent, Aydın with 108.3 percent, Şanlıurfa with 107.9 percent and Antalya with 106.3 percent.
The provinces where the lowest growth rate was calculated were Ordu with 67.1 percent, Manisa with 66.4 percent, Erzurum with 61.4 percent, Van with 60.3 percent and Malatya with 59.4 percent.
