THE AVERAGE RENT INCREASE IN ISTANBUL REACHED 70 PERCENT

The price of housing for sale in Turkey increased by 47.5 percent annually in October. The increase in rents reached 57.1 percent. Rent growth in Istanbul reached 70 percent. The increase in the price of houses for sale in Kadikoy reached 95.3 percent.

Bahçeşehir University Center for Economic and Social Research and Turkish iClassified, shared the housing market outlook for the month of October 2021, which was prepared using the data from the report.

Compared to October 2020 last year, the average current price of m2 of advertised housing for sale in Turkey increased by 47.5 percent to 4,940 TL. Thus, the average price of a house of 100 m2 throughout Turkey has increased to 494 thousand TL.

HOUSE PRICE GROWTH IN ISTANBUL EXCEEDED 50 PERCENT

In the same period, the current prices of houses for sale and m2 increased by 50.3 percent in Istanbul, 39.5 percent in Ankara and 34.6 percent in Izmir.

Thus, the average prices of residential units for sale were 6.736 TL in Istanbul, 3.230 TL in Ankara and 5.782 TL in Izmir.

Inflation-adjusted (real) sales prices also continued to rise across the country and in the three major provinces.

In the same way, the increase in the average m2 prices of cheap and Turkish luxury housing for sale continued, and the average m2 price of housing for sale in Turkey increased to 2,541 TL in cheap housing and 15,290 TL in luxury housing.

DEMAND FOR HOUSING IS GROWING

As an indicator of the vitality of the housing market, the ratio of houses sold to the number of listings for sale increased both nationwide and in the three major provinces compared to the previous month.

It seems that this increase is due to the rise in demand for Turkey housing for sale.

The age of closed listings, another indicator that measures the viability of the housing market, fell both nationwide and in the three major provinces compared to last month. The age of the closed ads was 66.5 days nationwide, 68 days in Istanbul, 50.9 days in Ankara and 77.5 days in Izmir.

KADIKOY IS THE FIRST IN THE INCREASE

The sales price growth rates in Istanbul’s districts, which were examined for the first time in this month’s report, showed that the highest increase was in Kadıköy with 95.3 percent and the lowest sales price increase was in Fatih with 24.5 percent.

Şile 80.3 percent, Sariyer 66.5 percent and Çatalca 66 percent were the districts where the highest sales price increases were calculated, while Islands 34.8 percent, Beyoğlu 34.4 percent and Güngören 33.1 percent were the districts where the lowest sales price increases were seen.

RENT GROWTH IN ISTANBUL REACHED 70 PERCENT

The average annual increase in the price of rental housing advertised m2 throughout Turkey was 57.1 percent in October, while the average rental housing advertised m2 price increased to TL 24.

The annual rent increase rate was 70 percent in Istanbul, 40.8 percent in Ankara and 46.1 percent in Izmir.

As a result of these developments, the average rental house ad m2 prices were 36 TL in Istanbul, 16 TL in Ankara and 24 TL in Izmir.

Inflation-adjusted (real) rental prices also rose, both across the country and in the three major provinces.

The ratio of the number of rented houses used as an indicator of vitality in the rental housing market to the total number of rental ads fell both across the country and in three metropolitan areas compared to last month.

RENT MULTIPLIER RISES IN ANKARA AND IZMIR

Analysis of the rent multiplier, which shows how soon housing investments will return, showed that the rent multiplier fell across the country due to rising rental prices in October.

On the other hand, in the same period, rental multipliers in these provinces increased as sales prices rose faster in Ankara and Izmir, while the rental multiplier in Istanbul did not change compared to last month. The rent multiplier was 17.2 years nationwide, 15.6 years in Istanbul, 16.8 years in Ankara and 20.1 years in Izmir.
