The depreciation of the Turkish lira has turned into an opportunity for foreign investors. While home sales have lost momentum, the increase in foreign buying has been noted. The number of foreigners buying houses from Turkey increased by 43 percent in the first 6 months of the year.

January – June 2021 in the period of home sales 552 thousand 810, a decrease of 11.5 percent compared to the same period of the previous year. Due to the rise in loan interest rates, sales of mortgaged Turkish houses decreased by 60.9 percent to 104 thousand 168.

During this period, first-time homes sold decreased by 15.1 percent to 167 thousand 878, second-hand home sales in Turkey decreased by 9.9 percent to 384 thousand 932.

Despite this negative picture in the housing market in Turkey, foreign investors saw the depreciation of the Turkish Lira as an opportunity to buy a home in Turkey under market values.

ONE OF THE TWO FOREIGNERS TOOK IT FROM ISTANBUL

January June period of this year, foreign house sales in Turkey increased by 43.7 percent compared to the same period of the previous year and was 20 thousand 488.

Sales of Turkey homes to foreigners in June increased by 185.3 percent compared to the same month of the previous year to 4,748.

In the first 6 months of the year, the most preferred city for Turkey housing investment by foreigners was Istanbul with 10 thousand 108 units. This city was followed by Antalya with 3 thousand 990 units and Ankara with 276 units.

MOST IRANIANS AND IRAQIS

Foreigners who prefer Turkey the most for housing investment are the most Iranian and Iraqi citizens. January June 2021 in Turkey, Iranians 3 thousand 70 and Iraqis 3 thousand 19 bought houses. These countries were followed by Russians with 759 thousand and Afghans with 277 thousand.

The Turkish Statistical Institute has started to disclose the nationality of foreigners buying housing since 2015. Since then, Iranians have received 21,534 houses, while Iraqis have received 36,563 houses from Turkey during this period.

RECORD EXPECTED THIS YEAR

January June 2013, when the Statistical Institute of Turkey began to publish data, until June 2021, a total of 220 thousand 351 units of housing sales were made to foreigners.

The year with the highest sales in the said period was 45 thousand 483 units in 2019.

As the depreciation of the Turkish lira has accelerated since 2017, Turkey home sales of foreigners have increased by almost 100 percent since then.

Experts, looking at the sales chart this year, expect that despite the pandemic, the purchase of housing by foreigners will break a record by passing 50 thousand units.

TURKISH CITIZENSHIP GRANTED

By 2018, those who deposit at least $ 3 million in the bank or buy real estate in Turkey worth at least $ 1 million from Turkey are granted citizenship and passports with their families, while the deposit requirement was reduced to $ 500 thousand and the real estate requirement to $ 250 thousand. The relaxation of the Turkish citizenship requirement has led to a large influx of foreigners into Turkish housing and workplaces across the country, especially in Istanbul, Antalya and Ankara property markets.
